What that means in practice

  • Your solicitor or conveyancer is the person qualified to advise you on the legal side of your purchase. If anything in Home Buying Steps seems to conflict with what they tell you, follow your solicitor.
  • Only an FCA-regulated mortgage adviser or lender can advise what you can borrow or which product suits you. Home Buying Steps never assesses affordability and never collects financial information.
  • Tax (SDLT, LTT, LBTT) depends on your personal circumstances — confirm what you owe with your solicitor or HMRC / the relevant tax authority.

Country-specific guidance

The process differs between England, Wales, Scotland and Northern Ireland. Home Buying Steps shows guidance for the country you select at onboarding. If you selected the wrong country, fix it in Settings — guidance for one nation can be misleading for another.
